But My Credit Sucks!

Unlocking the Secrets of Credit Score Optimization - Teach Money Wise

Ok, real talk. No fluff. No jargon. Just me, you, and a conversation I wish somebody had pulled me aside and had with me way earlier in life.

Your credit score is not just a number.

It is not something you check once a year, cringe at, close the tab and forget about until the next time you need to buy a car. It is not a grade on a report card that reflects how good or bad of a person you are with money.

It is a KEY. And depending on how well you have taken care of it, that key either opens doors or keeps them locked tight.

I have been investing in real estate for over twenty-five years. Properties in Florida, Georgia and Alabama. All while working a full time corporate job, raising three daughters and building a life I genuinely love. And I can tell you with absolutely zero hesitation that NONE of it would have been possible without a solid credit foundation underneath it all.

So let’s get into it. Grab your Pellegrino. This one is important.

What Is Your Credit Score Actually Doing For You?

Every time you walk into a bank or apply for a loan, your credit score is speaking on your behalf before you even open your mouth. It is telling that lender whether you are trustworthy. Whether you show up. Whether you pay what you owe when you say you will.

And the story it tells determines your interest rate, your approval odds, and ultimately how much it costs you to build wealth.

Here is a simple way to think about it. Two women. Same income. Same down payment. Same investment property they both want to purchase. One has a 780 credit score. The other has a 620. The woman with the 780 walks out with a significantly lower interest rate and a lower monthly payment. Over thirty years that difference is tens of thousands of dollars.

Your credit score is either working for you or costing you. Period. There is no neutral zone.

What I Did Early That Made All the Difference

I made a decision in my twenties to treat my credit like an asset. Because it IS one.

I paid every bill on time. Every. Single. Time. I kept my balances low. I did not open accounts I did not need. I did not close old accounts that were quietly helping my credit history. And I protected my credit report the way some people protect their social security number. Because in many ways it deserves the same level of protection.

Here is the thing nobody tells you. A strong credit score does not just help you buy a house to live in. It helps you buy houses that OTHER people pay for through their rent every month while you build equity and generate passive income. That is the magic. That is the whole point.

A Few Things That Quietly Damage Your Score

OK so now let me be your big sister for a second because some of these will surprise you.

Carrying high balances on your credit cards even if you pay them off each month. Your utilization ratio is often calculated before your payment posts. So even responsible people can take a hit here without realizing it.

Co-signing for someone else. I love the people in my life dearly. But I am not putting my financial future in anyone else’s hands. If they miss a payment it shows up as YOUR missed payment. Hard pass.

Applying for too much credit at once. Every hard inquiry leaves a mark. Multiple applications in a short window signal financial stress to lenders even when there is none.

Letting small things slip to collections. That $47 medical bill. The old utility account from an apartment you forgot about. These tiny things can do real damage if they end up in collections. Stay on top of them.

What You Can Do Starting Right Now

First thing. Pull your credit report. You are entitled to a free one from each of the three bureaus every year at annualcreditreport.com. Go pull it. Read it. Look for errors, outdated accounts, anything that does not belong to you. Dispute what is wrong. You have the right to do that and it costs you nothing but a little time.

If your score needs work, start exactly where you are. Pay down balances. Bring anything past due current. Be patient with yourself. Credit repair is not overnight but it is absolutely possible and absolutely worth it.

And if you are staring at a score that feels overwhelming and you do not even know where to begin, that is exactly why I created But My Credit Sucks! It walks you through disputing negative accounts, managing debt strategically, and positioning yourself to actually qualify for a home loan. No judgment. No shame. Just a clear, practical path forward.

And once your credit is where it needs to be? Come find me at thekeystocashflow.com because I have got a whole roadmap waiting for you on the other side of that score.
